Made in Canada
Built for Canadian landlords
Most landlord software is made for the US. GatherDwell is made in Toronto, for the way rentals work here.
Canadian dollars
Every amount, report, and export is in CAD, so there's nothing to convert.
Every province and territory
Addresses use provinces and postal codes, and fill in as you type.
Privacy under PIPEDA
Your information is handled under Canada's privacy law, and it's never sold.

GatherDwell is built and maintained here, not adapted from a US product.

Is GatherDwell really free?
Yes. Every feature is free for every account, with no paid tiers, no trial, and no limit on properties. The pricing page has the details.
Who is it for?
Independent landlords and small property managers, with one rental or many. It's built for Canada: amounts are in Canadian dollars, and addresses use provinces and postal codes.
Does GatherDwell collect rent from my tenants?
No. It keeps track of the rent you collect, however your tenants pay you. Tenants don't need an account, and GatherDwell never handles money.
Can I import my spreadsheet?
Yes. Import past rent payments and expenses from a CSV file, using the templates on the Import page. GatherDwell can create the properties, tenants, and categories your file mentions, and you see every row, including any you've already imported, before anything is saved.
Is my data safe?
Each account's records are kept apart from every other account, sign-in works with Google or email, and your data is never sold. The privacy policy lists the few services that help run GatherDwell.
Can I get my data out?
Yes. Every report exports to CSV, and the API lets you read all of your properties, leases, payments, and expenses whenever you like.
Will it stay free?
That's the plan. GatherDwell is a passion project, not a venture-backed startup chasing revenue. If costs ever become unsustainable, we'll be transparent about it.
